Hurricane Prep for Your HVAC System: A Tampa Homeowner Checklist

The condenser in your side yard is the most storm-exposed equipment you own.

Before the storm (48–24 hours out)

  • Cool the house down early. Drop the thermostat a few degrees while power is reliable — you’ll coast longer after shutoff.
  • Check the tie-downs. Florida code requires hurricane-rated strapping on outdoor units. If your condenser just sits on its pad, that’s a project to fix after the season.
  • Clear the area. Patio furniture, planters, branches — anything within ten feet of the condenser becomes debris.
  • Don’t wrap it in a tarp yet. A running system under a tarp overheats in minutes. Cover only after shutdown.

As the storm arrives

  • Shut the system off at the thermostat and the breaker. Power surges and rapid on-off cycling during grid instability are compressor killers. The breaker matters — surge damage often comes through the disconnect.
  • Cover the condenser (optional). Once powered off, a purpose-fit cover or plywood lean-to protects against flying debris. Remove it before restart.

After the storm: the restart that saves your compressor

The most expensive mistake Tampa homeowners make is flipping the AC back on immediately when power returns. Do this instead:

  • Inspect the condenser. Look for debris impact, bent fins, a tilted pad, or lines pulled loose. If anything looks wrong, don’t run it.
  • Check for flooding. If water reached the electrical compartment or the unit sat in standing water, get it inspected before energizing — corrosion damage shows up months later.
  • Wait for stable power. If your neighborhood’s lights are still flickering, stay off the AC. Compressors hate voltage swings.
  • Restart and listen. New rattles, grinding or a fan that won’t spin mean shut it down and call.

Replacing after storm damage

Storm-damaged systems are often covered under homeowner’s insurance — and the claim goes smoother with documentation. Photograph the unit, the data plate (model and serial) and the damage before touching anything. If the system ends up totaled, replacement is usually faster than a major repair on backordered parts, and we prioritize storm-damage installs. Call +1 (239) 545-0935.
